Off-Street Parking Requirements in Midtown

The amount of parking required in Midtown depends on the specific zoning district of the property and the proposed land use. Midtown primarily consists of two zoning districts: the Mixed-Use Midtown Commercial (MU-MC) district and the Mixed-Use Midtown Residential (MU-RES) district.

Parking Districts for Midtown

Parking minimums are established by "Parking Districts" rather than directly by the zoning district name:

  • Midtown Commercial (MU-MC): Properties in the MU-MC district fall under the Level 1 Parking District [Β§ 18.04.705(a)(1)b.1].
  • Midtown Residential (MU-RES): Because the MU-RES district is not explicitly listed in the Downtown or Level 1 districts, it falls under the Level 2 Parking District [Β§ 18.04.705(a)(1)c.1].

Note: There is no maximum parking limitation in any district [Β§ 18.04.705(a)(2)].

Reductions and Adjustments

Properties in Midtown may qualify for significant parking reductions based on their location and proximity to transit:

  • Transit Corridor Reduction: Properties located partly or entirely within ΒΌ mile of the centerline of the Virginia Street bus rapid transit route (which runs through the Midtown corridor) may reduce their parking requirement to 60 percent of the Level 1 parking district minimum [Β§ 18.04.705(a)(1)b.2].
  • District Boundary Averaging: Properties located in the Level 2 parking district (such as MU-RES) that are within 600 feet of a Level 1 or Downtown parking district may provide parking at an average of the Level 2 district minimum and the nearby district minimum [Β§ 18.04.705(a)(1)c.2].

Shared and Off-Site Parking

If a property cannot meet its parking requirements on-site, shared or off-site parking is permitted with an approved written agreement:

  • In the MU-MC District: Shared and/or off-site parking for nonresidential uses may be located up to ΒΌ mile from the property, measured along a legal pedestrian route [Β§ 18.04.706(c)(1)a].
  • In the MU-RES District: Shared and/or off-site parking for nonresidential uses must be located within 600 feet of the property [Β§ 18.04.706(c)(1)b].
