Dimensional Standards for the Mixed-Use Midtown Residential (MU-RES) District

The Mixed-Use Midtown Residential (MU-RES) district is intended to accommodate residential uses in the Midtown area along the Virginia Street corridor, with limited nonresidential uses. The dimensional standards are designed to ensure that the site design, uses, and scale remain consistent with adjacent established neighborhoods [§ 18.02.313].

Lot and Building Standards

The following dimensional standards apply to all development within the MU-RES district [§ 18.02.313, Table 2-26]:

Density and Floor Area Ratio (FAR)

  • Density, maximum: 30 dwelling units per acre (du/acre)
  • Density, minimum: None specified
  • FAR (minimum/maximum): None specified
  • Lot Width, minimum: None specified

Minimum Setbacks

  • Front: 10 feet
    • Measurement: Front setbacks must be measured from the back of the curb or proposed curb [§ 18.02.313].
    • Sidewalk Allocation: Within this 10-foot setback area, a minimum of 5 feet must be provided for a sidewalk, and a minimum of 5 feet must be provided for street trees or landscaped parkway strips [§ 18.04.1003(a)(4)].
  • Side: 5 feet
  • Rear: 5 feet
  • Alley Exception: A minimum zero-foot setback is permitted when the property line abuts an alley, provided that at least 24 feet of backup space (including the alley) is available from all garage doors and parking spaces that back up onto the alley [§ 18.02.313].

Garages and Building Separation

  • Street-Facing Garage: Minimum 20 feet, measured from the sidewalk or planned sidewalk to the face of the garage [§ 18.02.313].
  • Building Separation: Minimum 10 feet required between principal buildings [§ 18.02.313].

Maximum Height

  • Height: 35 feet
  • Stories: 2.5 stories [§ 18.02.313]
