R2 Multiple-Family Residential Density Standards in Nevada City
In Nevada City's R2 zone, the maximum density is 8 units per acre. Newly created lots must be at least 0.5 acres (21,780 square feet), and lot coverage is capped at 50%. Minimum lot width starts at 75 feet, with an additional 10 feet required for each residence beyond the first. Exceptions to lot size minimums exist for townhomes and condos within master-planned projects.
The R2 Multiple-Family Residential Zone is designed to protect and stabilize residential areas where single-family and multi-family dwellings coexist. This zoning district is consistent with the "mixed residential" general plan designation and aims to provide a suitable environment for family life [§ 17.28.010].
Density and Lot Size Requirements
Residential density in the R2 zone is governed by strict units-per-acre limits and minimum lot dimensions to maintain the character of the district.
- Maximum Density: The maximum allowable density is eight (8) units per acre [§ 17.28.070(A)].
- Minimum Lot Size: For any newly created lot, the minimum size must be 0.5 acres (equivalent to 21,780 square feet) [§ 17.28.070(B)].
- Lot Width: The minimum lot width is 75 feet. For developments with more than one family residence, an additional 10 feet of width is required for each residence in excess of the first [§ 17.28.060(A)].
Exceptions to Lot Size Standards
The 0.5-acre minimum lot size requirement does not apply to tentative maps involving the following, provided they are part of a master-planned multiple-family project:
- Condominium units
- Townhome units
- Single-family parcels [§ 17.28.070(C)]
Development Standards and Coverage
In addition to unit counts, physical development is limited by lot coverage and specific planned development regulations.
- Lot Coverage: Ground coverage for buildings and structures in the R2 zone may not exceed 50% of the total lot area [§ 17.80.130].
- Planned Developments: For residential uses located within a Planned Development district, the standard density requirements of the underlying zone (8 units per acre) still apply [§ 17.68.250].
- Accessory Dwelling Units (ADUs): The city recognizes that the approval of accessory dwelling units may cause densities to exceed the maximums prescribed by the general plan. This occurrence is considered consistent with the general plan under state planning and zoning law to further housing goals [§ 17.72.028].
