Reno LLR-1 District Off-Street Parking Standards

Jurisdiction: RenoCode Version: Amended January 14, 2026

The City of Reno classifies the LLR-1: Large-Lot Residential (1 Acre) district as part of the "Level 2 Parking District" for the purpose of calculating off-street parking. Residential projects in the Reno LLR-1 district typically require one parking space per 1,250 square feet of gross floor area, with a maximum cap of three spaces per unit for single-family detached dwellings. While standard commercial projects are largely prohibited in this district, allowed non-residential uses such as animal clinics or schools must adhere to specific ratios based on square footage or enrollment [Section 18.04.705].

Level 2 Parking District Classification

For the City of Reno, off-street parking requirements are divided into three tiers: Downtown, Level 1, and Level 2. The LLR-1: Large-Lot Residential (1 Acre) district falls under the Level 2 Parking District, which applies to all zoning districts not specifically designated as Downtown or Mixed-Use [Section 18.04.705(a)(1)].

If an LLR-1 property is located within 600 feet of a Downtown or Level 1 parking district, the City of Reno may allow parking to be provided at an average of the Level 2 minimum and the adjacent district's minimum [Section 18.04.705(a)(1)(c)].

Residential Parking Requirements in LLR-1

The following table outlines the minimum off-street parking requirements for residential uses permitted within the Reno LLR-1 district:

Residential Use Type Minimum Parking Requirement (Level 2)
Dwelling, Single-Family Detached 1 per 1,250 sq. ft. (not to exceed 3 per unit)

Guest Quarters 1 per unit

[Table 4-6; Section 18.03.405(a)(7)]

The Reno LLR-1 district is intended to accommodate rural residential and agricultural uses. Consequently, most commercial uses are prohibited. However, certain civic, agricultural, and limited commercial uses are allowed either by right or through discretionary permits. Their parking requirements are as follows:

Animal Clinic, Shelter, or Hospital 1 per 330 sq. ft.

General Calculation and Design Standards

  • Area Measurement: All square footage-based requirements in the City of Reno are computed based on the gross floor area of the use. Structured parking located within a building is not included in this calculation [Section 18.04.704(a)].
  • Rounding: If the total number of required spaces results in a fraction, the City of Reno rounds up to the nearest whole number for fractions of 0.50 or greater, and rounds down for fractions of 0.49 or less [Section 18.09.209].
  • Availability: All required parking must be available for use by on-site tenants. For single-family dwellings in the LLR-1 district, parking is prohibited in required front yard setbacks unless located on a designated driveway [Section 18.04.703; Section 18.04.903].
  • Driveway Setbacks: In the Reno LLR-1 district, any street-facing garage must be set back at least 30 feet from the sidewalk (or planned sidewalk) to the face of the garage [Table 2-5].
