While these housing types are allowed by right in higher-intensity zones, duplexes and multi-family units require a conditional use permit in the SF-8 and SF-11 Single-Family Residential districts. The City of Reno generally requires individual entrances for each duplex unit and mandates specific density and parking standards based on the designated parking level of the district [Section 18.03.206, Section 18.03.302].

Use-Specific Standards for Duplexes and Townhomes

The City of Reno applies specific operational and design requirements to these housing types to ensure neighborhood compatibility and adequate resident services.

Dwelling, Duplex

In all City of Reno districts where allowed, each individual duplex dwelling unit must have a separate entrance [Section 18.03.302(a)(1)].

Dwelling, Single-Family Attached (Townhomes)

  • Permit Thresholds: A minor conditional use permit is required in most City of Reno districts if the proposed project includes more than 20 units. In the PO, PF, and NC districts, a conditional use permit is mandatory if the project exceeds 50 units [Section 18.03.302(a)(4)].
