Off-Street Parking Standards for the Reno LLR-.5 (Large-Lot Residential) District

Jurisdiction: RenoCode Version: Amended January 14, 2026

In the City of Reno, the LLR-.5: Large-Lot Residential (0.5 Acre) district is classified as part of the Level 2 Parking District. Residential parking requirements are generally calculated at a ratio of one space per 1,250 square feet of floor area, with total spaces capped at two or three per unit depending on the dwelling type. For non-residential or civic uses permitted within the City of Reno LLR-.5 district, parking ratios range from one space per 300 to 400 square feet of gross floor area [Section 18.04.705].

Level 2 Parking District Classification

Under the City of Reno Annexation and Land Development Code, any zoning district not specifically located within the Downtown or Level 1 districts (such as Mixed-Use Urban) is designated as a Level 2 Parking District. Consequently, all developments within the LLR-.5 district must adhere to the minimum standards specified for Level 2 in the city's master parking table [Section 18.04.705(a)(1)(c)].

Residential Parking Requirements

Off-street parking for residential projects in the City of Reno LLR-.5 district is determined by the specific type of household living structure. The code specifies both a square-footage-based ratio and a maximum cap on required spaces.

Use Type Level 2 District Minimum Requirement
Dwelling, Single-Family Detached 1 per 1,250 sq. ft. per unit (not to exceed 3 per unit)
Dwelling, Single-Family Attached 1 per 1,250 sq. ft. per unit (not to exceed 3 per unit)
Dwelling, Duplex 1 per 1,250 sq. ft. per unit (not to exceed 2 per unit)

Non-Residential and Civic Parking Requirements

Use Type Level 2 District Minimum Requirement
Religious Assembly 1 per 300 sq. ft.
Childcare Center 1 per 400 sq. ft.
Schools (Primary/Secondary) 1 per classroom + 1 per 100 students based on design capacity

Specific Design and Location Standards

In addition to the number of spaces, the City of Reno enforces specific site and building standards for the LLR-.5 district to maintain neighborhood character:

  • Garage Setbacks: Street-facing garages in the LLR-.5 district must be set back at least 30 feet, measured from the sidewalk (or planned sidewalk) to the face of the garage [Table 2-6].
  • Accessible Parking: For non-residential uses or residential projects with five or more units, accessible parking must be provided. For example, a lot with 1 to 25 total spaces must include at least 1 accessible space [Table 4-7].
  • Bicycle Parking: Non-residential uses in the Level 2 district must provide a minimum of two bicycle parking spaces. Specific ratios include one space per 1,000 square feet for general commercial uses and one space per 600 square feet for community facilities [Table 4-8].
  • Surface Materials: All off-street parking areas must be paved with a minimum of two inches of asphaltic concrete over six inches of crushed aggregate base, or approved alternative materials like Portland concrete or pavers [Section 18.04.707(f)].
