Off-Street Parking Standards for the LLR-2.5 District in the City of Reno
In the City of Reno LLR-2.5 (Large-Lot Residential) district, residential developments are required to provide one off-street parking space for every 1,250 square feet of floor area, with a maximum limit of three spaces per unit. As this district is categorized under the Level 2 Parking District, any allowed non-residential or civic projects must adhere to specific ratios, such as one space per 300 square feet for religious assemblies and one space per two resident beds for group homes. Additionally, accessory dwelling units (ADUs) in the City of Reno require one dedicated on-site parking space.
Parking District Classification
All land within the City of Reno is assigned to a specific parking district to determine the necessary amount of off-street parking. The LLR-2.5: Large-Lot Residential (2.5 Acres) district is classified as part of the Level 2 Parking District [Section 18.04.705(a)(1)c]. Minimum parking standards for this district are generally higher than those found in the Downtown or Level 1 districts to account for the suburban and rural nature of the LLR-2.5 environment.
Residential Parking Requirements
Residential projects within the City of Reno LLR-2.5 district must provide parking based on the square footage of the dwelling unit. This requirement applies to both standard detached single-family homes and manufactured homes.

| Dwelling, Single-Family Detached | 1 per 1,250 sq. ft. per unit (not to exceed 3 per unit) |

| Accessory Dwelling Unit (ADU) | 1 designated parking space provided on-site |

General Standards and Calculations
The City of Reno applies the following rules when calculating and managing parking for projects in the LLR-2.5 district:
- Area Measurements: All square footage-based parking requirements are computed based on the gross floor area of the subject use. Structured parking within a building is not included in this calculation [Section 18.04.704(a)].
- Rounding: When a calculation results in a fractional number, the requirement is rounded to the nearest whole number. Fractions of 0.50 or greater are rounded up, while fractions of 0.49 or less are rounded down [Section 18.09.209].
- Unlisted Uses: For any use not explicitly listed in the parking tables, the Administrator is authorized to apply the requirement of the most similar related occupancy or require a parking demand study [Section 18.04.704(c)].
- Maintenance: All off-street parking surfaces must be maintained in good condition, free of structural hazards, and kept clear of debris and litter [Section 18.04.703(b)].
