City of Reno Off-Street Parking Standards for the PO: Professional Office District

Jurisdiction: RenoCode Version: Amended January 14, 2026

Projects developed within the PO: Professional Office district in the City of Reno are governed by Level 2 Parking District standards, which generally require one parking space per 400 square feet for commercial office uses and one space per 1,250 square feet for residential units. For project sites smaller than 15,000 square feet, the City of Reno prohibits the placement of off-street surface parking between the front of the primary building and any adjacent primary access street [Section 18.04.1005]. All parking calculations must be based on gross floor area, though structured parking within a building is excluded from this computation [Section 18.04.704].

Minimum Off-Street Parking Ratios

The PO: Professional Office district falls under the "Level 2 Parking District" classification in the City of Reno. The following minimum ratios apply to the most common permitted uses in this district:

Use Category Use Type Level 2 Parking Requirement (Minimum)
Residential Duplex, Triplex, Fourplex, or Multi-Family 1 per 1,250 sq. ft. per unit (not to exceed 2 per unit)
Single-Family Attached or Detached 1 per 1,250 sq. ft. per unit (not to exceed 3 per unit)
Assisted Living Facility 1 per 1.5 resident beds
Office/Service General Office, Medical Office, or Financial Institution 1 per 400 sq. ft.
Personal Service, General 1 per 300 sq. ft.
Laboratory 1 per 400 sq. ft.
Retail/Civic General Retail (less than 10,000 sq. ft.) 1 per 250 sq. ft.
Childcare Center 1 per 400 sq. ft.

District-Specific Design and Location Standards

In addition to the base ratios, the PO: Professional Office district is subject to supplemental regulations regarding the orientation and layout of parking areas to maintain neighborhood character.

Surface Parking Limitations

For project sites in the PO: Professional Office district that are smaller than 15,000 square feet, the City of Reno does not permit off-street surface parking spaces to be located between the front of the primary office building and the adjacent primary access street [Section 18.04.1005(b)(1)].

Proximity Adjustments

Properties located within the PO: Professional Office district that are within 600 feet of a Downtown or Level 1 parking district may utilize a reduced minimum. In these specific cases, the City of Reno allows parking to be provided at an average of the Level 2 district minimum and the adjacent nearby parking district minimum [Section 18.04.705(a)(1)c.2].

Accessible and Bicycle Parking Requirements

The City of Reno requires all PO: Professional Office projects to provide specialized parking for bicycles and individuals with disabilities.

Bicycle Parking

Bicycle parking must be provided for all new developments in the PO: Professional Office district according to the following Level 2 standards:

Use Type Level 2 Bicycle Parking Requirement
Household Living (Multi-Family) 1 per unit
All Other Commercial Uses 1 per 1,000 sf (up to 6,000 sf), plus 1 per 10,000 sf of additional area
Public and Quasi-Public Uses Minimum of 10 spaces

[Section 18.04.705, Table 4-8]

Accessible (ADA) Parking

The number of required accessible spaces is based on the total number of parking spaces provided for the PO: Professional Office project:

Total Parking Provided Number of Accessible Spaces Required
1 to 25 1
26 to 50 2
51 to 75 3
76 to 100 4

[Section 18.04.705, Table 4-7]

General Parking Rules and Calculations

  • Area Measurement: Ratios are calculated using the gross floor area of the subject use. Structured parking is not included in the square footage for these calculations [Section 18.04.704(a)].
  • Rounding: If the calculation of required spaces results in a fractional number, the City of Reno requires the total to be rounded according to standard rules (0.5 or greater rounds up to the next whole number) [Section 18.04.704(b)].
  • Maintenance: All parking surfaces must be maintained in good condition, free of structural hazards, debris, and litter [Section 18.04.703(b)].
  • Unlisted Uses: For any use not specifically listed in the parking tables, the Administrator is authorized to apply the requirements of the most similar related occupancy or require a demand study [Section 18.04.704(c)].
