Frequent Transit Development Option Setbacks

When a property in the Raleigh R-4 district is located within a Frequent Transit Area (as designated in the Comprehensive Plan), reduced setbacks are permitted to encourage higher density [Sec. 2.7.1].

Residential Infill Compatibility

When these conditions are met, the Primary Street Setback is not a fixed number but is instead determined by a "comparative sample" of the four closest principal buildings on the same block face. The proposed building must be located within a range defined by:

  1. No closer than the smallest and no further than the largest primary street setback in the sample; or
  2. A percentage modification to the median setback of the sample based on the subject lot's width (e.g., within 15% of the median for lots 50' to 65' wide) [Sec. 2.2.7.C].

Accessory Structure Setbacks

In the Raleigh R-4 district, setbacks for accessory structures (like sheds or detached garages) depend on the size of the lot [Sec. 6.7.2]:

  • Eaves and Overhangs: May extend up to 5 feet into a required setback (but must remain 3 feet from the property line).
  • Chimneys and Bay Windows: May extend up to 4 feet into a required setback (but must remain 3 feet from the property line).
