Raleigh Accessory Structure and Detached Garage Setback Guide

In the City of Raleigh, most residential accessory structures and detached garages must be located at or behind the front wall plane of the primary house. Minimum setbacks from side and rear property lines typically range from 5 feet to 10 feet depending on the total size of the lot, while structures along an alley require a 4-foot or 20-foot setback depending on the orientation of the vehicular opening.

General Requirements for Accessory Structures

In all City of Raleigh zoning districts, an accessory structure must be clearly incidental, subordinate in size and purpose, and located on the same lot as the principal building it serves [Sec. 6.7.1.A]. No accessory structure may be established on a lot until the permitted principal use has been established [Sec. 6.7.1.B].

To be considered a "detached" structure, it must be located at least 6 feet from any other building on the same lot. Structures joined by a breezeway are considered detached only if the breezeway is no more than 6 feet wide and 16 feet high, is open on at least one side, and does not have a rooftop walkway [Sec. 6.7.2.B].

Residential District Setbacks

For Detached, Tiny, and Attached Houses in City of Raleigh residential districts, setbacks are determined by the total area of the lot [Sec. 6.7.2.D].

Exceptions for Small Structures and Playsets

  • Small Structures: In residential districts, accessory structures with a gross floor area of 150 square feet or less and a height of 10 feet or less may have a reduced minimum setback of 5 feet from side and rear property lines [Sec. 6.7.2.C.1].
  • Playsets: These do not require a zoning permit but must not exceed 15 feet in height, may not encroach into any primary or side street setback, and any roofed portion must be 100 square feet or less [Sec. 6.7.2.C.2].

Mixed-Use District Setbacks

In City of Raleigh Mixed-Use Districts (RX-, OX-, NX-, CX-), accessory structures for Detached or Attached Houses follow standard principal building setbacks for the primary and side streets but have specific requirements for the side, rear, and alley lines.

Alley and Garage Orientation

If an accessory building like a garage is accessed from an alley, the City of Raleigh imposes specific rules on the "vehicular opening" (the garage door). The opening must be set back either exactly 4 feet from the alley or at least 20 feet from the alley. This prevents vehicles from being parked in a way that obstructs the alley's travel lane [Sec. 6.7.2.C.4].

National Register Historic Districts

If a private residential garage is constructed in a National Register Historic District (that is not also a local Historic Overlay District), specific placement standards apply to minimize the visual impact of garage doors from the street [Sec. 1.5.12.B]:

  • Front-facing: If the garage door is 6 feet or less behind the front wall plane of the house, the doors cannot comprise more than 50% of the total width of the front-facing wall. If it is more than 6 feet behind, this increases to 66% [Sec. 1.5.12.D.1].
  • Side-facing: Doors must be oriented perpendicular to the front wall plane [Sec. 1.5.12.D.2].
  • Alley-loaded: The garage must be placed entirely to the rear of the house and comply with the 4-foot or 20-foot alley setback rules [Sec. 1.5.12.D.4].
