Parking Location and Setbacks

Design and Surfacing Standards

The City of Raleigh requires all off-street parking areas in the IX-: Industrial Mixed Use district to meet high-quality design and durability standards:

  • Surfacing: All parking and driveway areas must be constructed of permanent non-erodible materials, such as asphalt, poured concrete, masonry/concrete pavers, or a minimum of 4 inches of crushed stone (which must be delineated with anchored landscape edging) [Sec. 7.1.9].
  • Maneuvering: Parking must be arranged so that no vehicle is forced to back out onto a public street. All on-site parking must allow vehicles to enter and exit in a forward motion [Sec. 7.1.6.A, Sec. 8.3.5.A.3].
  • Landscaping: For parking lots with more than 10 spaces, at least one shade tree must be provided. In the IX-: Industrial Mixed Use district, there must be at least one shade tree for every 2,000 square feet of parking area [Sec. 7.1.7.B, Sec. 7.1.7.F.2].
  • Loading: Loading areas must be located to the side or rear of buildings and must be screened from view [Sec. 7.1.8.B].
