In the City of Orlando, the I-C: Industrial-Commercial District requires a minimum front yard setback of 35 feet and a minimum side, street side, and rear yard setback of 10 feet. Specific District Regulations for I-C

Front Yard Usage and Limitations

While the I-C: Industrial-Commercial District requires a 35-foot front yard setback, the City of Orlando allows for some flexibility regarding its use. Specifically, the rear half of this 35-foot area (the 17.5 feet closest to the building) may be utilized for vehicular use areas and signage [Figure 1C; Footnote 3].

Side and Rear Setback Reductions

In the I-C: Industrial-Commercial District, the standard 10-foot side and rear yard setbacks may be entirely eliminated (reduced to zero) if the setback is measured from a property line that coincides with a railroad siding. However, this reduction is only permitted if the railroad trackage is not located within 300 feet of any residential area [Section 58.499.7].

Site Access and Location Restrictions

The City of Orlando requires every property in an I-C: Industrial-Commercial District to have access to a thoroughfare. This must be achieved through one of the following:

  • Frontage on at least one arterial or four-lane collector street as designated in Chapter 61; or
  • Access to an arterial or four-lane collector via a public street that does not pass through or alongside any residential zoning district [Section 58.499.6].

Additionally, I-C: Industrial-Commercial District operations must not direct traffic into adjacent residential zoning districts or generate traffic congestion that negatively affects those districts [Section 58.499.6].

Enclosed Storage Requirements

For I-C: Industrial-Commercial District properties located within 300 feet of a Residential, Office, or Mixed Use Corridor district, the City of Orlando requires all storage (excluding operable vehicles weighing less than 10,000 pounds) to be maintained within completely enclosed buildings [Section 58.791].
