R-1N One Family Residential District Off-Street Parking Standards

In the City of Orlando R-1N: One Family Residential District, every single-family home must provide at least one designated parking space and a compliant driveway. Residential Parking Requirements for the R-1N District

The City of Orlando requires specific parking configurations for various residential types allowed within the R-1N One Family Residential District, ranging from standard single-family homes to accessory units and townhomes.

Single-Family and Accessory Dwelling Units (ADUs)

For standard single-family residences in the R-1N District, the property must maintain the parking space and driveway that existed or was required at the time the principal structure was constructed [Section 58.501]. When an Accessory Dwelling Unit is added to a property in the R-1N District, the following requirements apply:

  • Front-Loading Prohibited: Driveway and parking access for townhomes must be provided from the rear of the unit [Section 58.511].
  • Guest Parking: If a development in the R-1N District includes more than 20 dwellings, guest parking must be provided at a ratio of 1 space per 5 dwellings [Section 58.511].
  • Maneuvering: A minimum of 22 feet of clear pavement is required behind each parking space for maneuvering. This can include the width of a shared driveway or alley [Section 58.511].

Commercial and Non-Residential Parking in the R-1N District

  • Employee Parking: Staff parking may be "stacked" on a driveway and is not required to be independently accessible [Section 62.606].
  • Location: Parking must be located only at the rear or side of the convenience store [Section 62.606].

Prohibitions and Vehicle Restrictions

The City of Orlando imposes strict prohibitions on certain vehicle types within the R-1N One Family Residential District to maintain neighborhood aesthetics.

  • Commercial Vehicles: Parking commercial vehicles is prohibited on public streets and within driveways or on any property within the R-1N District, except for temporary loading or unloading [Section 58.926].
  • Weight Limits: No commercial vehicle with a gross vehicle load rating exceeding 20,000 pounds may be placed in the R-1N District, even if stored within an enclosed private garage [Section 58.927].
  • Recreational Vehicles (RVs): RVs may be parked in side or rear yards if they are 10.5 feet or less in height and 25 feet or less in length. They must be set back at least 5 feet from the side and rear property lines [Section 58.926].

Landscape Compliance and Parking Removal

The Zoning Official of the City of Orlando may authorize the removal of a limited number of required parking spaces to allow a property to meet mandatory landscaping or bufferyard requirements.
