AC-N Setbacks in the Traditional City

When an AC-N district is located within the Traditional City (identified with a "/t" suffix), development must be pedestrian-oriented, placing buildings close to the street [Section 62.608]. In these areas, maximum setbacks are enforced to maintain the urban fabric.

For new construction or substantial enlargements in these areas, at least 70% of the front building wall must meet these maximum setback requirements [Section 62.609].

Use-Specific Setback Variations

  • Neighborhood Convenience Stores: For new structures on interior lots, the front yard setback must be the average of the setbacks of structures on abutting lots. For corner lots, the front and street side setbacks must be between 0 and 5 feet [Section 62.606].
  • Residential Projections: In the Traditional City, the Appearance Review Officer may permit up to 30% of a building's frontage to extend into the front yard setback by up to 20% of the required distance [Section 62.600].
