Special Setback Provisions

Projections into Setbacks

In Traditional City neighborhoods, the Appearance Review Officer may permit up to 30% of the building frontage to extend up to a maximum of 20% of the required front yard setback to encourage varied building planes [Section 62.600]. Additionally:

  • Porches: If constructed on the first story, a porch with a minimum depth of 6 feet may encroach up to 8 feet into the required front yard setback and up to 5 feet into the required street side yard setback [Section 62.600].
  • Eaves: Roof projections (eaves) may encroach up to 2 feet beyond a porch into the required front or street side yard [Section 62.600].

Water Body Setbacks

The City of Orlando requires a minimum principal building setback of 50 feet from the normal high water elevation or boundary of any natural surface water body or retained wetland [Figure 1A.LDC, Footnote 10]. Accessory buildings must be located at least 15 feet from the normal high water line [Section 58.901].
