Orlando R-1N: One Family Residential District Regulations

General Character
The R-1N District is defined by a predominantly one-family character [Section 58.222]. The district emphasizes open space and low-intensity development, maintaining a balance between building bulk and lot size through an Impervious Surface Ratio (ISR) of 0.55 [Figure 1A.LDC].

Permitted and Conditional Land Uses
The Orlando City Code specifies what activities may occur within the R-1N District. Uses are categorized as Permitted (P), which are allowed by right, or Conditional (C), which require a special permit.
Residential Uses
- Single Family Dwellings: Permitted by right [Figure 2].
- Accessory Dwelling Units (ADUs): Permitted by right, provided they are smaller than the principal structure and meet specific lot size thresholds [Section 58.501].
- Community Residential Homes (1-6 residents): Treated as a single-family use if exempted by State or Federal law [Section 58.540].
Non-Residential and Public Uses
- Conservation Uses: Permitted by right to protect natural resources [Figure 2].
- Golf Courses: Allowed only as a Conditional Use [Figure 2].
- Child Adult Day Care (6–30 persons): Allowed as a Conditional Use [Figure 2].
- Public Benefit Uses: Various public facilities such as schools and parks are regulated under Part 4L and are generally permitted or conditional depending on the specific facility type.
Accessory Dwelling Units (ADUs) in R-1N
The R-1N District allows for the addition of an inexpensive dwelling unit, such as a garage apartment or mother-in-law suite, to a single-family parcel. To prevent over-development, the City of Orlando mandates the following lot sizes for ADUs in the R-1N District:
- ADU up to 500 sq. ft.: Requires a minimum lot size of 5,500 sq. ft.
- ADU up to 1,000 sq. ft.: Requires a minimum lot size of 8,250 sq. ft.
