O-2 Office and Residential District Setback Requirements in Orlando

Jurisdiction: OrlandoCode Version: April 2025

In the City of Orlando O-2 Office and Residential District, principal buildings must generally adhere to a minimum front yard setback of 15 feet and a rear yard setback of 20 feet. Side yard requirements are divided by location, requiring 5 feet for properties within the Traditional City and 15 feet for properties in all other areas of the municipality [Figure 1B.LDC].

General Setback Standards

The City of Orlando establishes specific setbacks for the O-2 Office and Residential District to ensure a transition of intensity between activity centers and residential neighborhoods [Sec. 58.281]. These standards vary depending on whether the property is located within the defined "Traditional City" or the broader City limits.

Setback Type Minimum Requirement
Front Yard 15 feet
Side Yard (Inside Traditional City) 5 feet
Side Yard (Outside Traditional City) 15 feet
Street Side Yard 15 feet
Rear Yard 20 feet

Note: These standards are established in the Table of Zoning District Regulations for Office and Mixed Use districts [Figure 1B.LDC].

Specific Adjustments and Exceptions

The City of Orlando provides several conditional adjustments to the base O-2 Office and Residential District setbacks based on environmental features or specific neighborhood overlays.

Traditional City Exceptions

For properties in the O-2 Office and Residential District located inside the Traditional City, the Appearance Review Official may permit up to 30% of the building frontage to extend up to 20% into the required front yard setback (effectively reducing the 15-foot requirement) if approved through the appearance review process [Sec. 60.204, Footnote 18].

Environmental and Infrastructure Constraints

  • Natural Water Bodies: Regardless of the O-2 Office and Residential District standards, the minimum principal building setback from any natural surface water body or retained wetland is 50 feet from the normal high water elevation [Sec. 60.204, Footnote 10].
  • Street Centerlines: Increased setbacks may be required from a street centerline as specified in Chapter 61, Part 2B [Sec. 60.204, Footnote 15].

Semoran Boulevard Special Plan Overlay

Properties zoned O-2 Office and Residential District that fall within the Semoran Boulevard Special Plan (specifically the Unified Office Districts) must follow a different set of standards that supersede the base code:

  • Front Yard Setback: 20 feet.
  • Side Yard Setback: 5 feet (provided no driveway is located in the side yard).
  • Street Side Yard: 15 feet [Sec. 62.408(g)(9)].

Accessory Structure Setbacks

In the City of Orlando, accessory structures within the O-2 Office and Residential District must follow separate placement rules based on their height.

Structure Size/Height Minimum Rear Setback
Height < 8 feet 0 feet
Height 8—12 feet 5 feet
Height > 12 feet 15 feet

Note: No accessory structure may occupy more than 35% of the area between the rear property line and the principal structure [Sec. 58.901].
