In the R-4-H: Dense Multiple Residential, high-rise district of the City of Long Beach, residential projects generally require between 1.0 and 2.0 parking spaces per unit based on the number of bedrooms, plus additional guest parking at a ratio of one space per every four units. Commercial uses in the R-4-H district are limited to those permitted in the CL Zone [Section 21.45.160]. Parking for these components is calculated based on the gross floor area (GFA).

Garage and Parking Structure Standards

For projects in the R-4-H district with three or more units, specialized standards apply to the placement and design of parking facilities.

In the R-4-H district, parking structures are permitted to project into a required yard area fronting a street, provided that the entire street frontage at the ground level is occupied by a commercial use, building entrances, or approved landscape areas [Section 21.45.160.B].

Parking Exemptions and Reductions

Parking Exempt Area

No minimum number of vehicular parking spaces is required for any lot or parcel within the "Parking Exempt Area" of the City of Long Beach, provided the project is not a hotel, motel, or other transient lodging [Section 21.41.175].

Enhanced Density Bonus (EDB)

Projects in the City of Long Beach that provide on-site restricted affordable units may qualify for the following reduced parking ratios:
