Additional Yard and Design Regulations
In addition to the standard linear foot requirements, the following regulations apply to yards in the CCR: Community R-4-R Commercial district:
General Yard Conditions
All yard areas in the CCR district must remain clear of structures from the ground to the sky, except where specific projections are permitted by the code. These areas must be landscaped and maintained in a neat and healthy condition [Section 21.32.220].
Corner Cutoffs
Long Beach requires a corner cutoff at all intersections of streets, driveways, or alleys within the CCR district. This triangular area, measuring 6 feet by 6 feet, must remain free of any structure or vegetation that would impede or obstruct visibility for heights up to 8 feet [Section 21.32.240.B].
Building Finished Grade
For all new and remodeled commercial buildings in the CCR district requiring site plan review, the first habitable floor level cannot be more than 4 feet above grade within the front 30 feet of the lot [Section 21.32.230.C].
Single-Story Exception
Through the site plan review process, the front street building setback in the CCR district may be reduced to 10 feet specifically for single-story commercial buildings [Table 32-2, Note (d)].
