Setback Encroachments

The City of Kissimmee allows for certain architectural and mechanical elements to encroach into the required setbacks of the MH: Mobile Home District:

  • Roof Projections: May project up to 3 feet into any required setback.

  • Mechanical Units: Air conditioning units and pool pumps may project up to 5 feet into a required rear or side yard setback, provided at least 2 feet of the required setback remains unobstructed.

Multiple Frontage Lots

For Kissimmee MH: Mobile Home District properties with multiple frontages (such as corner or through lots), the front yard is generally determined as a continuation of the front yard of adjacent lots. If there is no consistency, the Director of Development Services determines the yard based on street hierarchy and zone requirements. The remaining sides facing a street are designated as "street side" yards and must meet the 15-foot requirement [Section 14-4-6.A.1].

Accessory Structure Setbacks
