Grass Valley RE: Residential Estate District Setback Requirements

Accessory Structure Setbacks
In the Grass Valley RE: Residential Estate district, detached accessory structures are subject to modified setback rules to ensure they remains incidental to the primary residence.
- Front Setback: Detached accessory structures are strictly prohibited within the required front setback of the RE: Residential Estate district [Section 17.44.020.E.1.a].
- Side and Rear Setbacks: Accessory structures must maintain a minimum distance of at least 5 feet from the side and rear property lines [Section 17.44.020.E.1.b].
- Separation Between Buildings: There must be at least a 5-foot separation between any accessory structure and the primary dwelling unit or other accessory structures on the same parcel [Section 17.44.020.E.1.c].
- Special Exceptions: On double-frontage lots, accessory structures cannot occupy the front half of the lot or the front one-fourth of a double-frontage lot [Section 17.44.020.E.1.d].
