In the Grass Valley RE: Residential Estate district, primary structures must adhere to a 20-foot rear setback and a 5-foot interior side setback. Primary Structure Setback Standards

Accessory Structure Setbacks

In the Grass Valley RE: Residential Estate district, detached accessory structures are subject to modified setback rules to ensure they remains incidental to the primary residence.

  • Front Setback: Detached accessory structures are strictly prohibited within the required front setback of the RE: Residential Estate district [Section 17.44.020.E.1.a].
  • Side and Rear Setbacks: Accessory structures must maintain a minimum distance of at least 5 feet from the side and rear property lines [Section 17.44.020.E.1.b].
  • Separation Between Buildings: There must be at least a 5-foot separation between any accessory structure and the primary dwelling unit or other accessory structures on the same parcel [Section 17.44.020.E.1.c].

Allowed Projections and Encroachments

Environmental and Watercourse Setbacks

In addition to property line setbacks, the City of Grass Valley requires specific setbacks from natural features to protect local resources.

  • Watercourse Setbacks: Generally, any proposed structure must be set back at least 30 feet from the top of the bank of a watercourse [Section 17.50.040.A].
  • Annexed Properties: For properties being annexed into the City of Grass Valley, the watercourse setback varies based on lot depth, ranging from 30 feet to 100 feet [Section 17.50.040.A.1].
  • Ridgeline Setbacks: New structures or additions are prohibited within 50 vertical feet of a ridgeline unless a specific exception is granted by the review authority [Section 17.54.040.B].
