Supplemental Standards for Automotive Repair and Body Shops

In the City of Fort Worth, any automotive repair or paint and body shop must adhere to specific operational requirements to mitigate impacts on surrounding properties:

  • Enclosed Operations: All vehicle repairs must be conducted entirely within an enclosed building [§ 5.104(a)].
  • Residential Buffering: If a shop is located on a property adjacent to a one- or two-family residential use, all vehicles awaiting repair must be screened from view. This requires a six-foot solid screening fence or a six-foot solid screen evergreen hedge [§ 5.104(b)(1)].
  • Distance Requirement: Any automotive repair shop located within 200 feet of a one- or two-family residential use must screen all vehicles from view on all property lines facing that residential use [§ 5.104(b)(1)b].
  • Bay Door Orientation: Service facilities are prohibited from having bay doors that face an adjacent one- or two-family district [§ 5.104(d)].
  • Vehicle Storage Limits: No more than two vehicles per service bay may be stored outside after regular business hours unless they are completely enclosed behind a six-foot solid screening fence or within a building. Furthermore, no vehicle can be retained for repairs for more than 60 days unless a lien process has been initiated [§ 5.104(b)(2), § 5.104(e)].

Development Standards for Service Stations

Under the City of Fort Worth guidelines, the following minimum off-street parking ratios apply to automotive services:

Use Minimum Required Parking
Retail / Commercial Business 4 spaces per 1,000 square feet

Prohibited Activities and Districts

The City of Fort Worth explicitly prohibits the establishment of auto repair, body shops, or gas stations in the ER Neighborhood Commercial Restricted district. This district is reserved for neighborhood-serving limited commercial and office uses that do not generate the noise or traffic associated with automotive services [§ 4.900]. Additionally, the sale of alcoholic beverages at service stations is not permitted within the ER district, and no drive-in or curb services are allowed in ER unless approved by a special exception [§ 4.900(a), § 4.900(c)].
