Jurisdiction: Fort WorthCode Version: December 5, 2025

Gymnasiums and fitness centers in the City of Fort Worth are classified under the categories of "Indoor Recreation" or "Health or Recreation Clubs." These facilities are permitted by right in most commercial and industrial districts, as well as all form-based mixed-use districts, provided they meet a mandatory off-street parking ratio of one space per 250 square feet of gross floor area [§ 6.201].

Furthermore, in Low, Medium, and High Density Multifamily districts ("CR", "C", and "D"), recreation areas and spaces within buildings are explicitly categorized as allowed accessory uses if they are intended primarily for the use of the dwelling occupants [§ 4.710, § 4.711, § 4.712].

Development Standards

Gymnasiums and health clubs must adhere to specific development standards regarding parking and general operations.
