Detached Garage and Accessory Building Setbacks in Fort Worth

In the City of Fort Worth, accessory buildings and detached garages are generally prohibited from being located within the required front yard and must be positioned behind the rear wall of the primary structure or at least 75 feet from the front property line. While these structures must typically comply with the standard side and rear setbacks of their specific zoning district, the City of Fort Worth allows special 1.5-foot setbacks for private carports on smaller residential lots if they meet strict size and height limitations. Non-habitable accessory structures are limited to a height of 10 feet unless additional setbacks are provided at a two-to-one ratio [Section 5.300, Section 5.301].

General Location and Placement Rules

According to the City of Fort Worth zoning code, an accessory use or building must be clearly incidental to the primary use of the property and located on the same premises [Section 9.101]. For all residential lots, the following placement rules apply:

Special Provisions for Carports and Porte Cocheres

The City of Fort Worth provides specific relief for carports and porte cocheres on smaller residential lots (7,500 square feet or less). These structures may be built closer to the property line than other accessory buildings if they meet the following criteria:

Rear Yard Carport Setbacks

A private carport or porte cochere may have a reduced rear yard setback of 1.5 feet if:

  1. The maximum square footage is 400 square feet or less.
  2. The height of the structure's plate is no higher than the plate height of the first floor of the main residence.
  3. The roof pitch is no steeper than the roof pitch of the main residence [Section 5.301(d)1].

Side Yard Carport Setbacks

A private carport or porte cochere may have a reduced side yard setback of 1.5 feet if:

  1. The maximum square footage is 200 square feet or less.
  2. The height and roof pitch requirements mentioned above for rear yards are also met [Section 5.301(d)2].

Height and Setback Adjustments

The City of Fort Worth limits the height of non-habitable accessory structures to 10 feet. However, a property owner may increase the height of the structure up to a maximum of 12 feet by increasing the setbacks. For every one foot of height added over the 10-foot limit, the accessory building must be set back an additional two feet from the standard rear and side yard requirements of that district (a 2:1 ratio) [Section 5.301(b)(1)d].

Nonresidential Accessory Setbacks

For nonresidential lots in the City of Fort Worth, accessory storage structures must also comply with the side and rear setbacks of the primary structure for that specific zone [Section 5.302(a)]. Additionally:

  • They must be located behind the front wall of the primary structure.
  • If the property is adjacent to a residential district, the height is limited to 10 feet. If the height is increased to 12 feet, the structure must be set back an additional two feet (2:1 ratio) from the side and rear yard requirements [Section 5.302(b)].
