Setback Requirements for the IR: Industrial/Research District in Dallas
The City of Dallas IR: Industrial/Research District requires a 15-foot minimum front yard setback for all structures. Side and rear yard setbacks are not required unless the property is adjacent to or directly across an alley from specific residential districts, in which case the City of Dallas mandates a minimum setback of 30 feet [Section 51A-4.123].
IR: Industrial/Research District Setback Standards
Setback regulations for the IR: Industrial/Research District are categorized by their orientation to the property line and their proximity to protected residential zones.
| Setback Type | Minimum Requirement | Conditions |
|---|---|---|
| Front Yard | 15 feet | Always required [Section 51A-4.123(c)(4)(A)]. |
| Side Yard | 30 feet | If adjacent to or across an alley from R, R(A), D, D(A), TH, TH(A), CH, MF, or MF(A) districts [Section 51A-4.123(c)(4)(B)]. |
| Side Yard | No Minimum | In all other cases [Section 51A-4.123(c)(4)(B)]. |
| Rear Yard | 30 feet | If adjacent to or across an alley from R, R(A), D, D(A), TH, TH(A), CH, MF, or MF(A) districts [Section 51A-4.123(c)(4)(B)]. |
| Rear Yard | No Minimum | In all other cases [Section 51A-4.123(c)(4)(B)]. |
Front Yard Setback Regulations
In the IR: Industrial/Research District, the City of Dallas requires that the front yard be a minimum of 15 feet. This area must generally remain unobstructed, though specific landscaping and site elements may be permitted as outlined in the general yard, lot, and space regulations [Section 51A-4.401].
Side and Rear Yard Adjacency Rules
The City of Dallas applies a "proximity-based" approach to side and rear yards within the IR: Industrial/Research District. If the IR: Industrial/Research District lot is bordering or separated only by an alley from a residential district (including single family, duplex, townhouse, clustered housing, or multifamily), a substantial 30-foot buffer is mandatory. This is intended to protect the residential character of the neighboring properties from industrial activities [Section 51A-4.123(c)(4)(B)].
When an IR: Industrial/Research District property abuts other non-residential districts, such as commercial or other industrial zones, there is no minimum side or rear yard requirement [Section 51A-4.123(c)(4)(B)].
Vertical Setbacks: Residential Proximity Slope
In addition to horizontal setbacks, the City of Dallas regulates the vertical "setback" of a building through the Residential Proximity Slope. In the IR: Industrial/Research District, if any portion of a structure exceeds 26 feet in height, it cannot penetrate a slope originating from the nearest boundary of a protected residential district [Section 51A-4.123(c)(4)(E)].
Furthermore, the City of Dallas prohibits any balcony or opening that faces one of the protected residential districts from being located above the residential proximity slope. For these purposes, an "opening" is defined as any transparent panel or unobstructed space in an exterior wall from which a resident's yard could be viewed [Section 51A-4.123(c)(8)(B)].
