Setback Requirements for Detached Garages and Accessory Buildings in Dallas
In most Dallas residential districts, a detached garage or accessory building can be built with no side yard setback if it is 15 feet or less in height and located in the rear 30 percent of the lot [Section 51A-4.402]. While a rear yard setback is typically not required for these structures, if the rear property line in the City of Dallas is adjacent to an alley, a minimum 3-foot setback must be maintained [Section 51A-4.403].
General Accessory Structure Regulations
In the City of Dallas, an accessory structure is defined as a building that is subordinate to the main building on the same lot in terms of floor area, location, and purpose [Section 51A-2.102]. Within any Dallas residential district, these structures must generally be located behind the required front building line [Section 51A-4.401].
Side Yard Exceptions
While specific residential districts have defined side yard requirements, the Dallas Development Code provides a major exception for structures accessory to residential use. In a Dallas residential district, a property owner does not need to provide a side yard setback for an accessory structure if the following two conditions are met:
- The structure does not exceed 15 feet in height.
- The structure is located within the rear 30 percent of the lot [Section 51A-4.402].
Rear Yard Exceptions
Similarly, the Dallas Development Code allows for the omission of a full rear yard setback for accessory structures in residential districts, provided the structure does not exceed 15 feet in height. However, the proximity to an alley dictates the minimum distance:
- Adjacent to an Alley: A minimum 3-foot setback is required from the rear lot line.
- Not Adjacent to an Alley: No setback is required from the rear lot line [Section 51A-4.403].
Technical Setback Standards by District
If an accessory structure in the City of Dallas exceeds 15 feet in height or is located outside the rear 30 percent of the lot, it must comply with the "other permitted structures" setback requirements for that specific district.

Detached Garage Setbacks in Form Districts
Developments within Dallas Walkable Urban (WMU) or Walkable Urban Residential (WR) districts follow specific standards for detached garages. Under Article XIII of the Dallas Development Code, the rear setback for a detached garage is determined by its proximity to a common lot line or an alley.

|---|---|---|
| Manor House (Mh) | 3 Feet | 3 Feet or 20+ Feet |

Additional Placement Restrictions
- Front Yards: Detached garages and accessory buildings are generally prohibited in the required front yard of any Dallas residential lot [Section 51A-4.401].
- Visibility Triangles: No off-street parking or structures are permitted within a visibility triangle, which is a 45-foot triangular area at the intersection of two street curb lines or a 20-foot area at the intersection of a driveway/alley and a street curb line [Section 51A-4.602, Section 51A-13.405].
- Garage Placement (Alleys): If a Dallas property has access to a developed alley, all vehicular access to a garage must take place from that alley. If the garage is located less than 20 feet from the alley, the City of Dallas requires an automatic garage door opener [Section 51A-13.305].
