General Storage and Placement Rules

According to the Dallas Development Code, the "outside placement" of any item for more than 24 hours is classified as outside storage [Section 51A-4.213]. When this storage is incidental to a home, it is regulated as "Accessory Outside Storage."

The City of Dallas mandates that accessory outside storage must not occupy more than five percent of the total lot area [Section 51A-4.217]. For residents of the City of Dallas, the primary restriction involves the location of the vehicle on the lot. The Dallas Development Code prohibits parking or storing these items on a front porch or in the area between the street and the front of the house, with specific exceptions for certain vehicles [Section 51A-4.217].

Front Yard and Driveway Exceptions

A boat, recreational vehicle, or a trailer (that does not meet the "oversized" definition) may be parked in a front yard or driveway in the City of Dallas only if:

  1. The item is parked on a surface that meets the City of Dallas standards for parking surfaces [Section 51A-4.217].
  2. The item "cannot reasonably be placed" in an area behind the street-facing facade of the house [Section 51A-4.217].

Vehicle Size Standards

The Dallas Development Code distinguishes between standard recreational equipment and "oversized" vehicles. Oversized motor vehicles and trailers are subject to stricter regulations and are generally prohibited from being stored in residential areas if they exceed specific dimensions.

Parking Surface and Maintenance Requirements

Any RV, boat, or trailer stored outside in the City of Dallas must be placed on a proper surface. For single-family and duplex uses, the City of Dallas requires the surface of a parking space, maneuvering area, or driveway to consist of an "all-weather and drainable material" approved by the building official [Section 51A-4.301].

Furthermore, the Dallas Development Code requires the following maintenance standards for the City of Dallas residents:

  • Registration: All motor vehicles parked in a yard or driveway must have a valid state registration [Section 51A-4.217].
  • Operability: Vehicles must be operable. If a vehicle is inoperable or wrecked and remains outside for more than 24 hours, the premises may be cited for an unauthorized "outside salvage or reclamation" use [Section 51A-4.202].
  • Usage as a Dwelling: The City of Dallas expressly prohibits using a self-propelled recreational vehicle or manufactured home as a dwelling unit within a properly zoned residential district [Section 51A-4.603].

Restrictions in Specific Districts
