Jurisdiction: DallasCode Version: March 2025

In the City of Dallas MF-2(A) Multifamily District, off-street parking requirements for multifamily projects are scaled by the size of the development, with no parking required for 20 units or fewer and up to 1 space per unit for projects exceeding 200 units. All off-street parking in the MF-2(A) district must be provided at or below ground level, and the Dallas Development Code strictly prohibits placing any required or excess parking within a required front yard [Section 51A-4.116(b)(5); Section 51A-4.301(a)(4)(F)(iii)].

Residential Parking Ratios

For residential developments within the MF-2(A) district, the City of Dallas utilizes a tiered system based on the total number of dwelling units. While traditional single-family and duplex uses do not have a minimum parking requirement when located in this specific district, multifamily projects must adhere to the following ratios:

Multifamily Residential Requirements

Project Size Minimum Parking Spaces Required
20 Units or Fewer None
21 to 199 Units 0.5 spaces per dwelling unit
200 Units or More 1.0 space per dwelling unit

Guest Parking for Multifamily

The City of Dallas also requires dedicated guest parking for larger multifamily developments in the MF-2(A) district. These spaces must be clearly marked and accessible via the driveway entrance or a walking gate.

Total Dwelling Units Required Guest Parking
20 to 99 Units 10% of the total required parking spaces
100 Units or More 15% of the total required parking spaces

[Section 51A-4.301(a), Table 1.0.1]

  • Front Yard Prohibition: No required or excess parking may be placed within the required front yard of an MF-2(A) property [Section 51A-4.301(a)(4)(F)(iii)].
