Off-Street Parking Requirements for the Dallas R-1/2ac(A) Single Family District

Residential projects in the City of Dallas R-1/2ac(A) Single Family District, specifically single-family dwellings, are required to provide one off-street parking space. While most traditional commercial, office, and retail uses are prohibited within this district, allowed institutional or industrial uses must comply with specific ratios, and all parking in the R-1/2ac(A) district must be provided at or below ground level.

General Parking Standards for the R-1/2ac(A) District

In the City of Dallas R-1/2ac(A) district, off-street parking is treated as an accessory use and is subject to the general regulations for such uses [Sec. 51A-4.301(a)(1)]. Prohibited Commercial Uses

For clarity, the following use categories are entirely prohibited in the City of Dallas R-1/2ac(A) district, and therefore have no associated parking requirements within the district boundaries [Sec. 51A-4.112(b)(2)]:

  • All traditional Office uses.
  • All traditional Retail and Personal Service uses.
  • All Commercial and Business Service uses.
  • All Lodging uses.

Construction and Design Standards

All off-street parking in the R-1/2ac(A) district must be located behind a required front building line [Sec. 51A-4.301(a)(4)(F)]. Additionally, the City of Dallas requires that the surface of a parking space or driveway for a single-family use consist of an all-weather and drainable material approved by the building official [Sec. 51A-4.301(d)(3)].
