Prohibited and Restricted Uses

The Dallas Development Code explicitly prohibits certain uses in the MO-2 district to maintain the professional character of the zone.

Prohibited Main Uses

Any main use not specifically listed in Section 51A-4.121(c)(2) is prohibited. This includes, but is not limited to:

  • Most industrial and manufacturing uses.
  • Wholesale, distribution, and storage uses (except for minor recycling drop-off).
  • Vehicle sales or heavy commercial services.

Prohibited Accessory Uses

  • Accessory community center (private).
  • Accessory helistop.
  • Accessory medical/infectious waste incinerator.
  • Accessory outside display of merchandise.
  • Accessory outside sales.
  • Accessory pathological waste incinerator.

The MO-2 district features more permissive density and height standards than the MO-1 district, allowing for significant vertical development in Dallas.

Height and Setback Exceptions

  • Residential Proximity Slope: If a structure in the MO-2 district is over 26 feet in height, it may not be located above a residential proximity slope [Section 51A-4.121(c)(4)(E)].
  • Tower Spacing: If a building is over 45 feet in height, an additional side and rear yard setback of one foot for every two feet in height is required, up to a total setback of 30 feet [Section 51A-4.121(c)(4)(B)].
