Permitted Zoning Districts

Residential Districts

In most residential districts, the Dallas Development Code distinguishes between facilities that "fit" into existing institutional footprints and new standalone commercial operations.

  • By Right Permissions: Facilities are permitted by right in the Multifamily [MF-1(A), MF-2(A), MF-3(A), MF-4(A)] and Manufactured Home [MH(A)] districts [Sec. 51A-4.116; Sec. 51A-4.117].

Nonresidential and Special Districts

The City of Dallas provides broad permissions for care facilities in commercial and industrial settings, often to support workplace childcare.

  • Office and Retail Districts: Permitted by right in all Neighborhood Office [NO(A)], Limited Office [LO(A)], Mid-Range Office [MO(A)], General Office [GO(A)], and Retail [NS(A), CR, RR] districts [Sec. 51A-4.121; Sec. 51A-4.122].

Form Districts (Article XIII)

Under the newer walkable urban "Form Districts," permissions are highly standardized.

  • By Right: Day care is permitted by right in Mixed Use Shopfront [WMU], Single-Story Shopfront, General Commercial, Apartment, and Townhouse Stacked districts [Sec. 51A-13.306(b)].
  • SUP Required: In the Residential Transition [RTN] district, day care uses are permitted only by Specific Use Permit [Sec. 51A-13.306(c)(3)].

Off-Street Loading Requirements
