In the City of Dallas, the MU-1 Mixed Use District 1 requires a minimum front yard setback of 15 feet, with an additional 20-foot "urban form" setback applied to any portion of a structure exceeding 45 feet in height. General Front Setback Standards

Under normal conditions, all structures in the MU-1 Mixed Use District must be set back at least 15 feet from the property line [Sec. 51A-4.125(d)(4)(A)(i)].

Urban Form Setback

To prevent a "canyon effect" on city streets, Dallas regulations require an additional 20-foot front yard setback for any portion of a building that rises above 45 feet in height [Sec. 51A-4.125(d)(4)(A)(ii)].

Side and Rear Yard Requirements

Setbacks for the side and rear of properties in a Dallas MU-1 Mixed Use District are highly dependent on the occupancy of neighboring lots.

Adjacency to Residential Districts

If a lot in the MU-1 Mixed Use District is adjacent to or directly across an alley from a residential district, a minimum side and rear setback of 20 feet is required [Sec. 51A-4.125(d)(4)(B)(i)(aa)]. For the purposes of this regulation, residential districts include:

  • R, R(A) (Single Family)
  • D, D(A) (Duplex)
  • TH, TH(A) (Townhouse)
  • CH (Clustered Housing)
  • MF, MF(A) (Multifamily)

Other Adjacencies

In all other cases where the MU-1 Mixed Use District does not border the residential categories listed above, there is no minimum side or rear yard requirement [Sec. 51A-4.125(d)(4)(B)(i)(bb)].

Tower Spacing Setbacks

When a structure in an MU-1 Mixed Use District exceeds 45 feet in height, additional side and rear setbacks are required for the upper portions of the building to provide "tower spacing." This is calculated as one additional foot of setback for every two feet of height above 45 feet, until the total setback reaches 30 feet [Sec. 51A-4.125(d)(4)(B)(ii)].
