The IM: Industrial/manufacturing district in Dallas requires a minimum front yard setback of 15 feet. For side and rear yards, the Dallas Development Code mandates a 30-foot setback when the property is adjacent to or directly across an alley from a residential district; however, there is no minimum side or rear yard requirement in all other circumstances.

Front Yard Setbacks

In the Dallas IM: Industrial/manufacturing district, the minimum front yard setback for all structures is 15 feet [Section 51A-4.123(d)(4)(A)]. This standard is also reflected in the general nonresidential schedule of yard, lot, and space regulations [Section 51A-4.410].

Side and Rear Yard Setbacks

The side and rear yard requirements for the IM: Industrial/manufacturing district in Dallas are contingent upon the zoning of adjacent properties.

Residential Adjacency

A minimum setback of 30 feet is required for any side or rear yard in the Dallas IM district that is adjacent to or directly across an alley from any of the following residential districts:

  • R, R(A) (Single Family)
  • D, D(A) (Duplex)
  • TH, TH(A) (Townhouse)
  • CH (Clustered Housing)
  • MF, MF(A) (Multifamily) [Section 51A-4.123(d)(4)(B)(i)].

Non-Residential Adjacency

In all cases where the lot does not abut or sit across an alley from the residential districts listed above, the IM: Industrial/manufacturing district has no minimum side or rear yard requirement [Section 51A-4.123(d)(4)(B)(ii)].
