West Concord Mixed-Use (WMX) District Setback Requirements

The West Concord Mixed-Use (WMX) district requires a minimum front setback of 10 feet, while interior side and rear setbacks are not required unless the property is adjacent to an R district or a residential use. Minimum Setback Standards for the WMX District

  • Buildings exceeding 30 feet in height: The building must maintain a minimum setback of 20 feet, plus one additional foot of setback for every foot of building height over 30 feet, up to a maximum setback of 40 feet [Section 18.150.180].

General Measurement and Application

Setbacks in the WMX district are measured from the property line to the face of the building or structure [Section 18.150.140]. In the West Concord Mixed-Use district, the review authority may grant exceptions or modifications to these setback requirements through a use permit [Section 18.40.030]. Furthermore, for projects within the WMX district, the area between street improvements and the street setback line must be landscaped in compliance with Chapter 18.165 CDC [Section 18.40.030].
