The Study District (S) in the City of Concord is an interim zoning district established for the Concord Reuse Project (CRP) site, excluding the Diablo Creek Golf Course. Currently, the Study District (S) does not permit the issuance of any new land use permits or approvals until a specific plan or equivalent regulatory document conforming to the City of Concord's General Plan is adopted for the area.

Purpose and Applicability

The Study District (S) serves as an interim zoning designation for the Concord Reuse Project (CRP) site [Section 18.65.010]. The Study District (S) applies to all lands within the planning area of the Concord reuse project (CRP) area plan, except for the Diablo Creek Golf Course [Section 18.65.020].

Development and Permit Limitations

No permits or approvals otherwise required under Division II of the Concord Development Code can be issued for the establishment of new land uses within the Study District (S) until a specific plan or equivalent regulatory document has been adopted that conforms to the City of Concord's General Plan [Section 18.65.030]. Because the Study District (S) is intended for future planning, there are no specific Floor Area Ratio (FAR) or lot coverage limits defined in the current development code for this district. Future standards will be determined through the specific plan or equivalent mechanism [Section 18.65.010].
