RS-12 Single-Family Residential Zoning District Overview
The RS-12 Single-Family Residential District is designed for low-density residential development with a minimum lot size of 12,000 square feet. This district allows for detached single-family dwellings as a primary permitted use, subject to specific development standards including height limits, setbacks, and lot coverage maximums.
Purpose and Applicability
The RS-12 Single-Family Residential District is part of the city of Concord's residential zoning classifications. It is intended for areas appropriate for single-family residential uses in neighborhoods at densities ranging from two and one-half to 10 units per net acre [Section 18.30.010]. The RS-12 designation specifically identifies a single-family residential district where the minimum lot size is 12,000 square feet [Section 18.15.020].

Single-family detached dwellings are a permitted use in the RS-12 district, requiring a zoning clearance (ZC) [Section 18.30.020]. Other uses, such as bed and breakfast inns, require a use permit (UP) [Section 18.30.020].
