Planned District (PD) Zoning District Regulations in Concord
As of the effective date of the current Concord Development Code, the Planned District (PD) zoning district is no longer available for new development approvals. Existing residential developments approved under the PD zoning district will retain that designation until the property is redeveloped, at which point new regulations will apply based on the property's underlying zoning.
Status of Planned District (PD) Zoning
The City of Concord has discontinued the use of the Planned District (PD) zoning district for new development applications [Section 18.25.040]. Existing residential developments that currently hold a (PD) zoning designation will maintain that status until the property is redeveloped [Section 18.25.040].
The purpose of the original Planned District was to provide flexibility in development and site design to respond to unique environmental conditions. This was historically achieved by allowing varied setbacks, diverse lot sizes, and variations to residential development standards through an approved preliminary development plan [Section 18.25.040].
Development Standards for Existing PD Sites
For properties currently zoned as Planned District (PD) where no record of original development standards exists to guide current property changes, the city applies standard residential development criteria based on the size of the subject lot [Section 18.25.040].
The equivalent zoning category is determined by the area of the subject lot, which then dictates the applicable standards from the following tables:
