North Todos Santos District (NTS) Zoning Regulations

The North Todos Santos (NTS) District in the City of Concord is established to facilitate flexible land use, reuse, and building expansions that maintain the scale and historical character of the existing neighborhood [Section 18.35.010]. Residential Density

The North Todos Santos District (NTS) permits residential density at a minimum of 2.5 dwelling units per net acre and a maximum of 32 dwelling units per net acre [Section 18.35.030(B)].

Building Height Limits

The North Todos Santos District (NTS) restricts the maximum building height for residential structures to 30 feet or three stories, whichever is less. Nonresidential building heights in the NTS District are established in compliance with the permit conditions; if a permit is not required, the regulations of the abutting district apply to each adjacent portion of the property [Section 18.35.030(B)].

General Requirements

All subdivisions, new uses, structures, and alterations to existing uses and structures in the NTS District must be designed and constructed in compliance with these specified requirements [Section 18.35.030]. Furthermore, all projects requiring design and site review must comply with the North Todos Santos design guidelines [Section 18.35.060].
