Design Differentiators for Height
To ensure active and high-quality design in the Downtown Pedestrian (DP) district, buildings must be designed to differentiate upper floor uses from ground-level uses. When buildings are 35 feet in height or less and are set back from the property line, they must provide a minimum eight-foot-wide arcade that extends beyond the building [Section 18.45.010].
Furthermore, all buildings in the Downtown Pedestrian (DP) district must provide a change in materials, finish, or texture between the ground floor and upper floors, and must provide a heavy cornice line at the top and a continuous 10-foot-deep awning at the ground floor [Section 18.45.010].
