Purpose of the CRP-GF District

The Concord Reuse Project (CRP) Green Frame District is applied to the 275-foot-wide portion of the southeastern edge of the Concord reuse project, located between Willow Pass and Bailey Roads, and is situated immediately adjacent to the northeast side of the Dana Estates and Bishop Estates neighborhoods [Section 18.60.010]. The district is intended to be most similar to the Open Space (OS) district while also allowing for certain recreational facilities [Section 18.60.010].

Development Standards for the CRP-GF District

Development within the Concord Reuse Project (CRP) Green Frame District must comply with the specific height and setback limitations established to protect adjacent residential uses.

Setbacks and Height Limitations

The following standards apply to uses and structures within the Concord Reuse Project (CRP) Green Frame District:

  • Low-Intensity Active Use: Uses that allow for nonmotorized recreational activities and gatherings, such as walking, running, or cycling trails and paths [Section 18.60.030].

All development within the Concord Reuse Project (CRP) Green Frame District must also comply with standards for lighting, landscaping, and waste management, as outlined in the Concord Development Code [Section 18.60.030]. Lighting must be designed to direct, focus, and shield light to avoid objectionable direct glare on surrounding properties and public rights-of-way [Section 18.60.030]. Landscaping should be designed to create safe open space environments with unobstructed sightlines along pedestrian and bicycle routes [Section 18.60.030].
