Downtown Mixed-Use (DMX) Zoning District Land Use and Standards
The Downtown Mixed-Use (DMX) district is intended for a cohesive mix of high-density residential, commercial, and office uses in the city of Concord, with a floor area ratio (FAR) ranging from 1.0 to 6.0 and residential densities of 33 to 100 units per net acre. Developments within the DMX district are encouraged to be vertical mixed-use buildings, featuring retail at the ground level and office or multifamily residential units on upper floors.

Additional Requirements for the DMX District

- Building Facades: Building facades in the DMX district that exceed 130 feet in length must be designed to include at least one vertical break created through projecting or recessing wall surfaces or changes in the roofline [Section 18.45.030].
- Ground Floor Uses: Both residential and nonresidential uses are permitted to occupy the ground or first floor of buildings in the DMX district [Section 18.45.030].
