Development Standards for the OBP (Office Business Park) District

In the Office Business Park (OBP) district of the City of Concord, the maximum permitted floor area ratio (FAR) is 0.80. The minimum lot area required for development in the OBP district is 40,000 square feet, and the maximum building height allowed is 50 feet.

Development Standards for the OBP District

The OBP district is intended to provide for campus-like office complexes and business parks. All development in the OBP district must comply with the established standards for intensity, lot dimensions, and building height [Section 18.50.010, Section 18.50.030].

Additional OBP District Provisions

• Setbacks and Landscaping: The minimum interior side setback of 10 feet is subject to transitional requirements as detailed in Section 18.150.180.
• Use Limitations: The OBP district does not allow uses that require outdoor facilities, storage, or activities. Ancillary restaurant, retail, and service activities that serve employees and provide business-support services are permitted [Section 18.50.010].
• Permit Requirements: Uses in the OBP district must comply with the requirements listed in the allowed uses and permit requirements tables, and additional requirements may apply pursuant to Division IV (Development Standards) and Division V (Standards for Specific Uses) [Section 18.50.020, Section 18.50.030].
