Development Standards and Setbacks for the Industrial Mixed-Use (IMX) District in Concord
The Industrial Mixed-Use (IMX) district in Concord allows for a mix of light industrial, office, and live/work activities, with development standards that balance industrial operational needs with urban design and compatibility requirements. Development in the IMX district must adhere to specific setbacks, height limitations, and Floor Area Ratio (FAR) maximums, as outlined in the Concord Development Code.
Development Standards for the IMX District
The Industrial Mixed-Use (IMX) district is designed to provide for a mix of light industrial, office, and live/work uses with an intensity of up to 1.0 FAR [Section 18.50.010]. All new development or alterations in the IMX district must comply with the development standards established in the Concord Development Code.
Dimensional and Intensity Standards
The IMX district is subject to the development standards specified in Table 18.50.030.
| Standard | IMX District Requirement |
|---|---|
| Floor Area Ratio (FAR) maximum | 1.00 |
| Lot Area (square feet) minimum | 10,000 |
| Lot Width (feet) minimum (Interior) | 100 |
| Lot Width (feet) minimum (Corner) | 110 |
| Lot Depth (feet) minimum | 100 |
| Building Height (feet) maximum | 50 |
| Front Setback (feet) minimum | 20 |
| Interior Side Setback (feet) minimum | 10 |
Transitional Requirements
When a project in the IMX district abuts a residential district, additional transitional requirements apply to minimize operational impacts [Section 18.150.180]. Buildings in the IMX district exceeding 30 feet in height must maintain a minimum setback of 20 feet, plus one additional foot of setback for every foot of building height over 30 feet, up to a maximum setback of 40 feet [Section 18.150.180].
Additionally, the following transition requirements for fences and walls apply for properties in the IMX district (referred to as "Business park and industrial" in the table) when adjoining other uses:
| Adjoining Use | Required Fence/Wall Height |
|---|---|
| Residential | 8-foot wall |
| Commercial, office, retail, public/quasi-public with no outdoor operations or storage | 6-foot wall |
| Business park and industrial with no outdoor operations or storage, or vacant land | 6-foot wall |
| Any use with outdoor operations or storage | 6-foot wall |
Additional Requirements and Prohibitions
- Outdoor Storage: In the IMX district, outdoor storage is permitted in side and rear yards when enclosed by a solid eight-foot-tall masonry wall with landscape screening; it is not permitted in front yards or street-facing yards [Table 18.150.120].
- Performance Standards: All uses in the IMX district must comply with performance standards regarding noise, vibration, electrical disturbance, and heat to ensure compatibility with surrounding properties [Section 18.150.130].
