Building Height Standards in the North Todos Santos District
The North Todos Santos (NTS) District in the City of Concord allows for a maximum building height of 30 feet or three stories, whichever is less, for residential uses. For nonresidential structures, the building height in the North Todos Santos District must be established in accordance with requirements specified by the development permit, or by the regulations of an abutting district if no permit is required.
Residential Height Limits in the North Todos Santos District
For residential development projects within the North Todos Santos District, the following height standard applies:

Nonresidential Height Limits in the North Todos Santos District
For nonresidential development projects within the North Todos Santos District, the building height is not fixed by a single numerical standard. Instead, the building height shall be established in compliance with the requirements specified by the development permit [Section 18.35.030].
If a permit is not required, or if the permit does not regulate a specific development feature, the regulations of the abutting district shall apply to each adjacent portion of the property, as applicable [Section 18.35.030].
General Design Standards and Procedures
All projects within the North Todos Santos District that require design and site review must comply with the North Todos Santos design guidelines, provided the City of Concord has not adopted newer applicable guidelines [Section 18.35.060].
Additionally, any building conversions within the North Todos Santos District must comply with the development standards established in the North Todos Santos District tables [Section 18.35.040].
