In the Industrial Business Park (IBP) zoning district of the City of Concord, the maximum building height is 35 feet. All development projects in the IBP district must also adhere to specific setback and floor area ratio requirements established by the Concord Development Code.

IBP Zoning District Development Standards

The Industrial Business Park (IBP) district is intended for a mix of light industrial uses, warehouse and flex spaces, research and development, wholesale, and offices with limited customer access [Section 18.50.010]. Additional Standards and Requirements

  • Transitional Requirements: When properties in the Industrial Business Park (IBP) district abut a residential district, specific interior side and rear setbacks apply as per the transitional requirements [Section 18.50.030].
  • Mechanical Equipment Screening: All exterior mechanical equipment in the Industrial Business Park (IBP) district must be screened from public view in accordance with the general development standards [Section 18.150.080].
