Accessory Dwelling Unit Parking Requirements in Concord
In the City of Concord, the parking requirements for an Accessory Dwelling Unit (ADU) are generally one off-street parking space per unit or per bedroom, whichever is fewer. However, Concord Development Code provides several specific instances where no off-street parking is required for an ADU, and existing parking for the primary dwelling does not need to be replaced if a garage or carport is demolished to construct the ADU.
General Parking Requirements
The City of Concord requires that parking for an Accessory Dwelling Unit be provided in addition to the off-street parking required for the single-family or multifamily principal dwelling [Section 18.200.180(C)(11)].
Parking Space Specifications
- Requirement: One off-street parking space is required per Accessory Dwelling Unit or per bedroom, whichever is less [Section 18.200.180(C)(11)(a)].
- Configuration: Spaces may be uncovered, in tandem, or located within the front yard setback if they are contained within the space of an existing or proposed driveway, provided that fire and life safety or topography conditions do not make such parking infeasible [Section 18.200.180(C)(11)(a)(i)].
- Driveway Expansion: An existing driveway may be widened to accommodate these required spaces, provided the expansion does not result in more than 50 percent of the required front setback or yard area being covered with an impervious surface [Section 18.200.180(C)(11)(a)(ii)].
- Curb Cuts: Parking for the Accessory Dwelling Unit may not include additional curb cuts unless specifically permitted under Section 18.160.100(A) [Section 18.200.180(C)(11)(a)(iii)].
Exemptions from Parking Requirements
The City of Concord does not require off-street parking for an Accessory Dwelling Unit in the following instances [Section 18.200.180(C)(11)(b)]:

Additionally, if a garage, carport, or covered parking structure is demolished in conjunction with the construction of an Accessory Dwelling Unit or is converted into an Accessory Dwelling Unit, the demolished parking spaces are not required to be replaced [Section 18.200.180(C)(11)(c)].
Junior Accessory Dwelling Units (JADU)
No additional parking is required for a Junior Accessory Dwelling Unit [Section 18.200.180(E)(3)].
