Single-Family Dwellings in Other Districts
The City of Charlotte Unified Development Ordinance allows single-family homes in several non-Neighborhood 1 districts, provided they meet "Prescribed Conditions" (PC) outlined in the code.
Neighborhood 2 Districts (N2-A and N2-B)
Single-family dwellings are permitted in the N2-A and N2-B Zoning Districts. These developments must comply with the dimensional and design standards of the N1-E Zoning District, with the exception of maximum residential building height [Section 5.3.A.1, Section 15.4.HH.1].
Commercial and Campus Districts (CG and OFC)
In the General Commercial (CG) and Office Flex Campus (OFC) Zoning Districts, single-family dwellings are permitted only on individual parcels that existed legally prior to June 1, 2023. These dwellings must adhere to the standards of the N1-D Zoning District [Section 15.4.HH.2].
Institutional Campus Districts (IC-1 and IC-2)
Within the City of Charlotte's IC-1 and IC-2 districts, single-family dwellings are permitted if they have a formal affiliation with the primary institution of the campus (such as a medical or educational facility). If the dwelling is located on a parcel separate from the main campus, it must follow N1-D Zoning District standards [Section 15.4.HH.3].
Manufactured Home Park District (MHP)
The City of Charlotte permits one single-family dwelling on an MHP lot that existed prior to June 1, 2023, provided it is not located within a manufactured home park and abuts a public street. Such dwellings must comply with the standards of the N1-C Zoning District [Section 14.8.F].
