Setback Requirements for the N2-B Neighborhood 2 Zoning District in Charlotte

Jurisdiction: CharlotteCode Version: June 01, 2023 (Amended March 23, 2026)

In the City of Charlotte, the N2-B Neighborhood 2 Zoning District requires a minimum side setback of 5 feet and a rear setback of 10 feet, which increases to 20 feet if the property abuts a Neighborhood 1 Place Type. Front setbacks for the N2-B District are determined by street classification, ranging from a minimum of 10 feet for transit and park frontages to 36 feet for Linear Parks. Lower-intensity dwellings (single-family, duplex, triplex, and quadraplex) not part of a multi-dwelling development must follow N1-E District standards, which feature a uniform 10-foot front and corner side setback.

Purpose and Applicability of the N2-B District

The N2-B Neighborhood 2 Zoning District is intended to accommodate moderate to high-intensity residential uses, primarily multi-family dwellings, including both attached and stacked units [Section 5.1]. In the City of Charlotte, these regulations apply to all multi-family developments, whether standalone or part of multi-dwelling projects, as well as nonresidential and mixed-use developments within the N2-B District [Section 5.3.A.1].

Primary Siting Standards (Multi-Family and Multi-Dwelling)

For most developments in the N2-B District, the setbacks are dictated by the frontage type (the type of street or public space the lot faces) and the nature of the adjacent property.

Front setbacks in the N2-B District are measured from the future back of curb [Table 5-2, Note 1].

Standards for Lower-Intensity Dwellings

The City of Charlotte UDO provides a specific exception for lower-intensity residential types. Single-family, duplex, triplex, and quadraplex dwellings in the N2-B District that are not part of a larger multi-dwelling development must instead comply with the dimensional standards of the N1-E Zoning District [Section 5.3.A.1].

Setback Type (N1-E Standards) Requirement
Minimum Front Setback from Street 10 feet
Minimum Corner Side Setback from Street 10 feet
Minimum Side Setback 5 feet

Important Measurement and Siting Notes

  • Future Back of Curb: On local and collector streets, measurements are taken from the existing back of curb or the Residential Medium Cross Section in the CLDSM if no curb exists [Table 5-2, Note 1].
  • Building Entries: No building entry in the N2-B District may be located closer than six feet to an existing or proposed off-street public path or shared-use path [Table 5-2, Note 2].
  • Transit/Park Frontages: For frontages facing transit stations, public paths, or public parks, setbacks are measured from the property line or right-of-way line [Table 5-2, Note 3].
