Permitted Districts for Duplex and Multi-Family Attached Dwellings in Charlotte
In the City of Charlotte, duplex dwellings are permitted in all Neighborhood 1 (N1-A through N1-F) and Neighborhood 2 (N2-A through N2-C) districts, as well as most commercial, campus, and transit-oriented zones. Multi-family attached dwellings, defined as side-by-side units with individual entries (townhomes), are allowed in the Neighborhood 1 N1-F district, all Neighborhood 2 districts, and various employment and activity center districts. Use of these dwelling types is generally subject to the prescribed conditions detailed in Article 15 of the City of Charlotte Unified Development Ordinance.
Neighborhood Zoning Districts
The City of Charlotte Neighborhood 1 and Neighborhood 2 districts provide the primary locations for residential development. While all Neighborhood 1 districts allow duplexes, the permission for multi-family attached units is more restricted.
Neighborhood 1 Districts (N1-A, N1-B, N1-C, N1-D, N1-E, N1-F)
The City of Charlotte N1-A through N1-E districts allow for the development of duplex dwellings on all lots [Section 4.1]. However, multi-family attached dwellings (townhomes) are only permitted within the N1-F district, which is intended for application along arterial streets [Section 4.1.F]. Within the N1-F district, multi-family attached developments are limited to two principal structures on a single lot [Section 15.4.FF.6].
Neighborhood 2 Districts (N2-A, N2-B, N2-C)
The Neighborhood 2 districts are intended for higher-intensity residential uses. The N2-A and N2-B districts specifically encourage multi-family attached dwellings [Section 5.1.A, 5.1.B]. The N2-C district is designed for an urban environment and also permits these uses with smaller setbacks and build-to zones [Section 5.1.C].
