Commercial Parking Requirements in N2-C

Commercial uses permitted within the City of Charlotte's N2-C District are also subject to Tier 2 standards. General commercial uses that are not specifically listed below default to the "Commercial Use unless listed below" ratio.

Parking Flexibilities and Reductions

The City of Charlotte provides several options to reduce the required minimum off-street parking in the N2-C District:

  • On-Street Parking: Existing and new on-street parking spaces abutting the property may be counted toward the required minimum. Marked spaces count if at least 50% of the space length is abutting the property [Section 19.2.D.1].
  • Public Parking Reduction: If a development site in the N2-C District is located within 1,000 feet walking distance of a public parking facility, the minimum parking requirement may be reduced by 20% [Section 19.2.D.2].
  • Tree Preservation/Existing Structures: The Zoning Administrator may authorize a reduction of up to 25% of the required minimum if the parking cannot be provided without demolishing an existing structure or damaging significant trees [Section 19.2.D.3].

Bicycle Parking Requirements

In addition to vehicle parking, the City of Charlotte requires bicycle parking for most new construction or significant expansions in the N2-C District. For multi-family stacked and attached developments, the district requires one bicycle space per five dwelling units, with 80% of those spaces required to be "long-term" (secured and weather-protected) [Table 19-3].

Electric Vehicle (EV) Infrastructure

The City of Charlotte mandates EV charging infrastructure for specific projects in the N2-C District, including multi-family stacked dwellings and the residential components of mixed-use developments.
